The Beauty In Your Home

    Howdy sellers!! You have an outdated home in a great location and it has come time to sell it.  You call a real estate agent and she lists it.... It sits and it sits, two weeks go by and nothing.  Two weeks turns into over a month.   Houses around you are selling in less than a month and in a great location, two weeks max.  One, your real estate agent did not market/price the home correctly or two, your buyers are having trouble imagining themselves living in your home.  Once its over a month, there goes your chances of negotiations.  It has become stigmatized and buyers may question something is wrong with it and will overlook it.  


    When interviewing agents to list your home, find the one that will go the extra mile to sell your home.  Now a days, there are many different real estate agents and all offer different services.  Some agents will take professional photos and some will not, some agents will do open houses and some will not, some have small signs and some have big signs.  Choose the Realtor that offers more bang for your buck.   What they do matters and what you choose to do, matters even more.  


    So back to your home, it is in a perfect location, but looks like its from the 90s.  You are aware that buyers are looking for a move-in ready or at least aesthetically pleasing. You need a real estate agent that is brutally honest with the state of your home and also offer advice to bring it to this decade.  You may not be able to completely gut the home, but there are affordable things you can do to make it easy on the eye.  


    The picture is of a home that had been sitting on the market for over a month.  It has great schools, nice floor plan, awesome lot size, near all the commerce and no one wanted it. Why? Because it looked terrible!

Kitchen Makeover


    The first thing I did was find out what the budget would be. I wanted to add custom details in the kitchen because I wanted to set this kitchen apart from the rest. In addition to the return on the investment.  Second, I split the work of what I can do and what needed a trade professional.  Third, I shopped my contractors and called friends/family that could help with the heavy lifting. We were able to do more because we did much of the work ourselves.  With my guidance, you will too!  


    Have you ever heard of "Everything is Negotiable"? Well its true!! Having a tight budget means you have to be frugal. When I found contractors I liked, I negotiated some more. For example, I knew I could grout the backsplash but I could not cut and lay tile. So, I asked for a lower rate to just lay the travertine tile.  Materials are cheap and labor is expensive.   When having a budget, if you can try to do the labor yourself, do it! 


    In summary, real estate agents are a dime a dozen.  Everyone knows one, but do you know one that can offer you design advice as well as sell your home?  If you didn't, now you do.  You want an agent that can see the beauty in your home when it is not visible, overturn and show it in the most cost effective way.
